    criteria
  2. Identify properties based on acreage, location, access, and proximity to utilities.
  3. Conduct due diligence on ecological status (soil, topography, water), fencing, roads,
    improvements, and zonings restrictions, CMA
  4. Prepare financing

  6. Complete review of title, water rights, survey, boundaries, and inspection. Make sure all

SELLER PROCESS

  1. Deciding to Sell. When/ How to optimize your properties financial return
  2. Prepare the property by gathering legal descriptions, surveys, water rights. Identify
    easements, leases, and restrictions. Mark boundaries and access points and address
    maintenance (roads/trails, gates, fencing).
  3. Strategize Pricing. Conduct and review CMAs. Make necessary adjustments based off
    of water, access, productivity and location.
  4. Prepare listing by compiling maps, aerials, and other property data. Prepare any
    disclosures.
  5. Market the property to potential buyers by private and/or public listings. Coordinate
    property tours and access.
  6. Review Offers and Negotiations. Evaluate price, terms, contingencies, and timelines.
    Address the buyer’s requests or obligations and execute the purchase agreement.
  7. Closing. Complete closing documents, transfer title and water rights, record the
    transaction. Transfer of Ownership.
